Our client is in the industry of  “premium coworking space” located in the heart of Warsaw, Poland. They offer a variety of flexible workspace solutions, including:

  • Hot desks & dedicated desks
  • Private office rooms
  • Virtual office services
  • Meeting rooms & event rentals

This coworking brand has positioned itself as a leader in modern, flexible workspaces, known for its upscale interior, convenient central location, and high client satisfaction. The client caters to startups, entrepreneurs, and hybrid teams seeking a professional yet dynamic environment.

The problem

Our agency partner approached us to support their client — a co-working brand— in improving their lead generation efforts via Facebook Ads.

Previously, the client had tried running standard campaigns but struggled with one key issue: PLENTY OF CLICKS BUT ALMOST NO LEADS. They lacked a structured client acquisition system and weren’t optimizing the customer journey from ad to booking.

Each offer was aligned to specific personas— startups, remote professionals, and growing teams.

Step 2 : Ad-creatives:

We designed and launched static image creatives tailored to each offer. Examples included:

  • Photos of actual office interiors
  • Team collaboration visuals
  • Clear pricing and perks highlighted in bold copy

     

Each creative led to a dedicated, high-conversion landing page.

Step 3  Audience Research:

We segmented the audience based on:

  • Location: Warsaw + 10–15 km radius

We used separate ad sets to test location behavior:
